A Category A Fit Out is a type of property refurbishment project the often involves work to the structure of a property. Often Cat A Fit Outs involve a property where there is a tenant (which may not always be the landlord) and is completed in conjunction with a designated developer or property refurbishment specialist.
There are actually two categories for property fit outs: A and B. How the refurbishment is categorised is dependant upon the level of work that needs to take place. Cat A Fit Outs involve more intensive work and a longer lead-time.

What must a tenant do to gain a category A fit out?
If you are a tenant that already resides in the property then you must request permission from the landlord before any structural changes are made to the property, as they need to make sure they are working in coordination with the lease that they have signed. If you are a new tenant then you may wish to negotiate with your future landlord whilst signing the contract to see what development work can be implemented or agreed on.
Regardless, we always recommend hiring a well trusted and reviewed property developer who specialises in Cat A Fit Outs for any work to be carried out.
What will the property developer do?
The property developer may help during the initial negotiation of work and it may be worthwhile getting their input to provide consultancy and advice about any structural changes you may be looking to make to your property or landlord’s property.
A good property developer will understand the requirements, prices and impact of the project. They will also realistic with lead times on when the tenant will be able to move back in to the property. The developer may also be able to help with gaining consent where necessary from local councils and agencies.
